Well - April was a great month for oceanfront sales but they have dropped off in the start of May so far.
The year still looks good but news of a slow down in the west have put the brakes on slightly. It seems
Vendors are still eager to list at inflated prices all the way down the coast as far as I work ,anyway.
We are seeing a reluctance on the part of listing agents to take on these properties because of the high expectations
of the vendors. You turn them down and 6 months later they drop to more reasonable level and sell. And on the other side of the coin
we all need listings. And a rule of thumb --- Never use data for CMA's that is skewed, or that purchased without financing.
Again - Homes that are tired and need updating are not doing well compared with newer homes. Land sales should do well this year
because new construction is king! Especially open concept bungalows and smaller lofts .
Note - Higher end homes on the ocean are selling.......But only in trendy spots. It seems like areas like the approaches to Halifax Harbour
are losing favour with todays buyer. Maybe the fog? St. Margaret's Bay is still solid.
